A transfer of equity involves adding or removing someone from the title to a property.
If there is no mortgage on the property the process should be fairly straightforward however, if there is a mortgage you will need to obtain your lender's consent before proceeding.
If the property is leasehold you may also need consent from the freeholder in order to register the changes at the Land Registry, or you may need to serve a ‘notice’ on the freeholder so that they can record the changes made to the title.
In some circumstances stamp duty may be payable on a transfer of equity, for example if money is changing hands or there is a sizeable mortgage already secured against the property.
