During the course of your sale, we will contact your current mortgage lender to obtain a redemption statement, detailing what they require to be paid back on completion of the sale in order for them to remove the mortgage from the title to your property.

We will provide you with a copy of the statement so that you can check it is correct. The statement will include such charges as interest, payments made, an early repayment charge (if you are paying back your mortgage before the expiry of this charge) and most likely a closing administration fee.

On the day of completion we will pay off the mortgage using your sale proceeds, and arrange for a discharge deed to be sent to HM Land Registry so that they can remove the mortgage.

If you wish to repay your mortgage and have the charge removed from the title independently of selling the property, we can assist you if you wish, and arrange for the relevant discharge deed to be sent to HM Land Registry. Many lenders these days discharge their mortgage electronically, direct with HM Land Registry, so you may be able to do this yourself.
